These Terms & Conditions apply to all bookings made with City Luxury Apartments Ltd (“we”, “us”, “our”). By making a booking, the guest (“you”) agrees to be bound by these Terms & Conditions.
1.1 All bookings are subject to availability and confirmation.
1.2 Full payment is required in accordance with the terms stated at the time of booking.
1.3 For bookings made via third-party platforms (e.g. Airbnb, Booking.com, Your.Rental), payment and payout schedules are governed by that platform’s terms.
1.4 We are not responsible for delays in payment caused by third-party booking platforms.
2.1 The person making the booking must be at least 18 years old.
2.2 The lead guest is responsible for ensuring all guests comply with these Terms & Conditions.
2.3 We reserve the right to request valid photo identification prior to or at check-in.
3.1 Check-in and check-out times are confirmed at the time of booking.
3.2 Early check-in or late check-out may be available on request and is subject to availability and additional charges.
3.3 Check-in instructions will be sent via email or the relevant booking platform prior to arrival.
4.1 Maximum occupancy is stated in the listing and must not be exceeded.
4.2 Only registered guests are permitted to stay overnight.
4.3 Visitors are not permitted without prior approval.
5.1 The property is provided for short-term or temporary accommodation only.
5.2 The property must not be used for parties, events, gatherings, or commercial purposes.
5.3 Quiet hours must be observed between 10:00 pm and 8:00 am.
5.4 Smoking, vaping, or the use of illegal substances is strictly prohibited inside the property.
6.1 Guests must behave in a respectful and lawful manner at all times.
6.2 Any disturbance, excessive noise, antisocial behaviour, or breach of house rules may result in immediate termination of the stay without refund.
7.1 Guests are responsible for the property, furnishings, and contents during their stay.
7.2 Any damage, loss, or excessive cleaning required will be charged to the guest.
7.3 We are not responsible for loss, theft, or damage to guests’ personal belongings.
7.4 Guests must report any damage or maintenance issues promptly.
8.1 Properties are professionally cleaned before arrival.
8.2 For longer stays, additional cleaning may be provided by arrangement.
8.3 Guests are expected to keep the property in a reasonable condition during their stay.
9.1 Cancellation requests must be made no later than 14 days before the scheduled check-in date to qualify for a full refund, excluding any processing or transaction fees.
9.2 Any cancellation made less than 14 days before check-in will not be eligible for a refund.
9.3 All cancellation requests must be made in writing and sent to our designated contact email address as provided on our website or booking confirmation.
9.4 For bookings made via third-party platforms (including but not limited to Airbnb, Booking.com, or Your.Rental), the cancellation and refund policy of that platform will apply.
9.5 No refunds will be issued for early departures, no-shows, or breaches of these Terms & Conditions.
10.1 CCTV may be in operation in communal areas only for security purposes.
10.2 Guests must not tamper with security systems, smoke alarms, or safety equipment.
10.3 Any safety concerns should be reported immediately.
11.1 We shall not be liable for failure to perform our obligations due to events beyond our reasonable control, including but not limited to fire, flood, power failure, or government restrictions.
12.1 We process personal data in accordance with UK data protection laws.
12.2 Guest information is used solely for booking management, legal compliance, and communication purposes.
13.1 We reserve the right to refuse a booking or terminate a stay if these Terms & Conditions are breached.
13.2 No refund will be given in such circumstances.
14.1 These Terms & Conditions are governed by the laws of England and Wales.
14.2 Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

16. Mid-Term & Extended Stays (28+ Nights)
16.1 Bookings of 28 nights or more are classified as mid-term or extended stays and remain serviced accommodation, not a tenancy. No tenancy rights are created by this agreement.
16.2 Full payment terms for mid-term stays will be confirmed at the time of booking and may include staged or periodic payments.
16.3 Cancellations for mid-term stays must comply with the cancellation policy outlined in Section 9. Once the stay has commenced, no refunds will be issued for early termination, regardless of reason.
16.4 For extended stays, periodic cleaning and linen changes may be provided by arrangement and at additional cost unless otherwise stated.
16.5 Guests staying 28 nights or more are expected to maintain the property in a reasonable condition and allow access for essential maintenance, safety checks, or prearranged cleaning with reasonable notice.
16.6 We reserve the right to terminate a mid-term stay with immediate effect if there is a serious breach of these Terms & Conditions, including but not limited to noise complaints, unauthorised occupants, or misuse of the property. No refund will be given in such circumstances.
